Know a place before you commit to it.

terrloc is an online service that analyses the area around an address: residents, competing businesses, roads and public transport. In Latvia it also checks land plots and forests by cadastre number, using public register data. A check takes 5–20 seconds.

Every check starts with an address.

terrloc collects data about the surroundings and gives a score.

People live, work and shop around every address.

terrloc counts the residents, from the census grid. It does not count passers-by.

    What terrloc checks

terrloc is a geospatial data company. We collect open map and public register data about a place and its surroundings and show what matters most for your decision. Each plan has its own scout: pick yours and see how it works.

    A site for a business

    What it does

Type an address or describe the place in a sentence, for example “café in Purvciems”. The scout scores the place for your kind of business out of 100 and shows what the score is made of.

    What it checks

    • Nearby places, competition, building density, street frontage, road access, rail and tram
    • Competitors nearby, counted from the map
    • Residents nearby (in EU and EFTA countries)
    • What is within a few minutes on foot, by bike or by car
    • Or the best areas of a city, ranked

Scouts: Retail, Dining, Fitness, Car Lot, Custom

    What it doesn't tell you

How many people walk past, what the rent is, or what the turnover will be.

    A plot to build on

    What it does

Enter a cadastre number, paste an ss.lv or city24.lv listing link, or mark a point on the map. The check shows which utilities are registered next to the plot and which limits are registered on the plot itself.

    What it checks

    • Water, sewer, power, gas and district heating next door
    • Protection zones and flood areas on the plot
    • Drainage: how much of the plot lies over it
    • Whether the listing matches the cadastre
    • Whether a house or hall fits, 4 m from the boundary
    • Questions for the seller, and up to five plots side by side

    Scouts: Builder, Warehouse

    What it doesn't tell you

What may be built (the territorial plan decides) or whether a connection is possible (the utilities' technical conditions confirm it).

    A forest

    What it does

Enter a forest property's cadastre number or draw an area on the map. The scout shows the stands and timber volume from the State Forest Service register, the timber ready to cut, and the nearest buyers by road.

    What it checks

    • Stands and tree species
    • Timber volume and timber ready to cut
    • Harvest plan
    • Sawmills and chip buyers, distance by road
    • Your own buyer list, visible only to you

    Sales visits

    What it does

Say what you sell. The scout finds matching businesses on the map and plans a day's route by road, over several days if needed.

    What you get

    • Matching businesses on the map
    • A day's route and the order of visits
    • Notes and an outcome for each visit; visits left over move to the next day
    • A day sheet (PDF) and a CSV of the visits
    • Your own customer list, uploaded as a CSV

    Field Sales Scout

    A real example

Typed in Latvian: “Pārdodu kafijas automātus kafejnīcām Rīgā” (I sell coffee machines to cafés in Riga). By car, one day:

    Matching businesses within — km
    —
    Visits in the day
    —
    Route
    — km · — min

The scout read the sentence broadly: besides cafés, it also looked for restaurants, offices, sports centres and clinics.

Limitations: terrloc does not count foot traffic or visitors, doesn't know rents or sale prices, and doesn't show the territorial plan or zoning. The score helps compare places; it doesn't forecast turnover.

    Questions

    Frequently asked questions

    What does it cost?

The trial is free for 14 days, with no credit card and no prepayment. It ends by itself; there is nothing to cancel. Paid plans aren't set yet, and a trial never turns into one on its own.

    Where does it work?

Site scores, area rankings and sales routes work wherever OpenStreetMap has data, so across Europe; terrloc is built and tested mostly in Latvia. Residents are counted in the EU and EFTA countries (Eurostat census grid). Plot checks and forests are for Latvia only.

    Does terrloc count foot traffic?

No. “Residents” means people who live there according to the census, not passers-by. terrloc has no data on foot traffic, visitors, rents or turnover. Competitors are counted only where they are on the map, so the count is a minimum.

Will terrloc tell me whether I may build on a plot?

No. The check shows what is registered in the cadastre about the plot and its neighbours, but it doesn't read the territorial plan or zoning, so check the municipality's plan. A pipe or cable registered next door is not a confirmed connection: the utility's technical conditions confirm one.

Which languages is it available in?

The app is in English and Latvian, and its AI answers follow the language you choose. AI answers can be wrong, so check what matters to you.
